Flat rate, full-service property management

Includes the following:

  • Tenant communication
  • Rent processing and vendor payment
  • Monthly financial statement and disbursement of net earnings
  • Yearly tax statement and 1099
  • Coordination of routine maintenance while the unit is occupied
  • Attendance at City and MSHDA inspections as needed
  • Security deposit processing as per Michigan law


Tenant placement and leasing

Your property is listed on our website, Facebook page, Zillow, Zumper, and syndicated websites through our property management software. We’ll pre-approve tenants, coordinate showings, process rental applications, receive a deposit, facilitate lease signing and utility transfer, and schedule move-in. This is not included in regular management.


Maintenance

We’ll coordinate regular maintenance while the unit is occupied, with no markup. Most maintenance is outsourced to a trusted list of vendors. Occasionally you may choose to do your own basic handyman maintenance, if you can do so quickly and with a high standard of quality. Because we feel strongly that tenants deserve a safe and comfortable home, all properties are to exceed minimum standards of habitability as per City, MSHDA, HUD, and Michigan codes. We expect owners to invest in their properties’ appearance and livability and are simply not willing to work with owners who don’t share this commitment.

Vacancy maintenance/project management available on a time-and-material basis.


Eviction

Eviction paperwork and court time is charged on a time-and-material basis.


Qualifications for tenant approval

  • Verifiable monthly income = 3x rent, minimum
  • No pets (service and emotional support animals are not pets and will not be denied)
  • Credit = 620+, or co-signer
  • Positive rental and employment references
  • Non smokers 
  • Criminal record free of violent offenses, damage to property, serious sex offenses
  • All residents over the age of 18 apply and are added to the lease
